Questions About Scan-to-BIM? We’ve Got Answers.

Whether you're an architect, engineer, or project manager, you want clarity, control, and confidence. That’s why we’ve gathered the most essential questions about working with S2P — so you know exactly what to expect from your BIM partner.

📋 General Questions About S2P

Q1. What makes S2P different from other scan-to-BIM providers?

S2P is the measure of excellence for architects and engineers.
Unlike other providers, S2P guarantees total consistency, control, and precision on every project. We have a dedicated modeling team and dedicated QC team that works on every project — no exceptions. Our QC process includes triple-check reviews by our quality control team and BIM specialists to ensure absolute accuracy. We’ve completed over 1,000 projects together, totaling more than 10 million square feet of scanned and modeled space.

Q2. Who will I be working with on my project?

Every S2P project is assigned a dedicated project manager. Your PM will be your single point of contact and will guide your project from scanning to delivery. They’ll send updates during key project milestones and are always available to answer your questions.

Q3. Do you outsource the scanning or modeling work?

No. Never. All scanning and modeling are done by our in-house, dedicated team. No outsourcing. No third-party vendors. This ensures total control and consistency.

Q4. What types of projects does S2P specialize in?

We specialize in documenting and modeling existing buildings — from commercial and residential properties to historic preservation and adaptive reuse projects. Our core focus is on existing buildings, not active construction sites.

Q5. How do you ensure quality and consistency on every project?

Our precision comes from a 3-stage quality control process:

  1. QC Review — Our dedicated QC team checks the model for accuracy, tolerance, and completeness.

  2. Model Revisions — The modeling team addresses QC markups.

  3. Final Review — A BIM manager or structural engineer conducts a final review before delivery.

With this process, we maintain 0-1/8” tolerance on point clouds and 0-1/2” tolerance on BIM models.

📋 Process & Workflow

Q6. How do I get started with a project?

To get started, we’ll need:

  • Building address

  • Scope of work (LoD, disciplines, and any areas of focus)

  • Total square footage

  • Any existing CAD, Revit, or Matterport files

Once we have this information, we’ll send you a proposal within 24 hours.

Q7. What happens after I sign a contract with S2P?

We schedule your scan. Our team of expert field techs can be on-site within 1 week. You’ll get access to the point cloud and 360° photos within 1 week of the scan, and we’ll keep you updated throughout the modeling process.

Q8. Can I change the scope after the project begins?

Yes. You can request changes at any time, such as upgrading LoD in key areas. We don’t require rescanning because we capture all the data upfront.

Q9. How do you handle changes or issues during the process?

If something changes, your dedicated project manager will notify you right away. We pride ourselves on proactive communication and flexibility.

📋 Scope, LoD & Customization

Q10. What LoD standards do you support?

We support LoD 200, 300, 350, and 350+. You can request different LoD levels for different parts of your project.

Q11. Can I customize the LoD for specific parts of the model?

Yes. You can apply LoD 350+ to specific areas (like MEP systems or window frames) while keeping larger areas (like walls) at LoD 200 or 300.

Q12. Can I choose which disciplines are included (Architecture, Structure, MEPF, Landscape)?

Yes. You can request any combination of the 4 disciplines for each project.

📋 Accuracy, Precision & Quality Control

Q13. How accurate are your point clouds and BIM models?

Our point clouds have a precision of 0-1/8”, and our BIM models have a precision of 0-1/2”.

Q14. What happens if there’s an error in the model?

We’ll fix it. No extra charge. No blame. We own our mistakes.

Q15. How do you ensure every model is accurate?

We follow a 3-stage QC process:

  1. QC review by our dedicated team.

  2. Markups and corrections from our modeling team.

  3. Final review by our BIM manager or structural engineer.

📋 Speed, Deadlines & Turnaround

Q16. What’s your typical turnaround time?

Most projects are completed in 2-5 weeks, depending on size and scope.

Q17. Do you offer expedited service for faster delivery?

Yes. For a 20% fee, we can expedite a project and reduce turnaround by 1 week.

📋 Pricing & Guarantees

Q18. How is pricing calculated?

We price projects based on:

  • Total square footage

  • Type of building (residential, commercial, historic)

  • LoD standard (LoD 200, 300, 350, or 350+)

  • Disciplines Included (Architecture, Structure, MEPF & Landscape)

Q19. Do you offer a satisfaction guarantee?

Yes. We offer a 100% satisfaction guarantee. If you’re not happy, we’ll revise the model until you are.

📋 Technical & Deliverables

Q20. What deliverables do I receive?

You’ll receive:

  • BIM Model (Revit, DWG, or requested format)

  • Point Cloud (Trimble Clarity + Google Drive access)

  • 360° Photo Documentation
